Have you ever
noticed the signs posted at the major entrances to Lochwood that says we’re a “Covenant Controlled Community”
and wondered what that really means? When we all purchased our homes in Lochwood they all had a set of covenants, made part
of the deed, that provide guidance and direction on how our community is choosing to govern itself. That answers why we have
covenants but doesn’t explain what they really mean.
The
original covenants were developed more than 40 years ago and in that time State law and regulations governing volunteer Home
Owner’s Civic Association have changed. Recently, your West Lochwood Civic Association Board of Directors (WELCA) developed
and circulated revised covenants that would bring them into compliance. One of the things we learned during that process was
that there was considerable misunderstanding of what the Covenants are and how they affect your property. WELCA is creating
this “Covenants Corner.” Over the next few months WELCA will try to answer your questions through the following
articles:
Why We Need Covenants
WELCA Community Questionnaire Results
What Are the WELCA Covenants
The Role of the WELCA Homeowners Association in Assuring Compliance with Covenants (Article Pending)
How Covenants Affect Homeowners (Article Pending)
State Laws and Regulations Regarding Covenants (Article Pending)
WELCA wants its members to make informed decisions on how to proceed with Covenants. If, after reading the
information contained in the above articles, you still have questions then please email info@welca-hoa.com and a WELCA Board member will answer your covenant questions.
